WHY DO YOU NEED AN ENERGY PERFORMANCE CERTIFICATE ? (EPC)

• Some of you may be aware of Energy Performance Certificates (EPC) in relation to Home Information Packs (HIPS). EPCs are part of a much larger piece of legislation initiated by the EU and called the Energy Performance of Buildings Directive (EBPD) which became law in 2003 and must be fully implemented by 2009. Energy consumption in homes accounts for in the region of 30% of all CO2 emissions in the UK with heating using 90% of the power supplied to the property. By the end of 2008 every EU Country is required to have systems in place for Energy Performance Certificates on all residential and commercial buildings.
  
  
• Energy Performance Certificates already form part of the Home Information Pack for residential properties offered for sale from 14/12/07 and with effect from 1st October 2008, every residential property offered for letting will also need an EPC.
