WHY DO YOU NEED AN ENERGY PERFORMANCE CERTIFICATE ? (EPC)

  • Under the new rules Landlords will need to provide a copy of the EPC free of charge to all prospective tenants when written information about the property is provided or when a viewing is conducted. There are exceptions, however it is our opinion that these exceptions could risk claims of discrimination and should be largely ignored.

  • It is thought that Tenants may take a greater interest in the Energy Performance of Properties than Purchasers as they have less control over the energy usage and are usually responsible for payment of gas and electricity bills.

  • It is not necessary to supply EPCs to existing tenants or to existing tenants when they renew their lease.

  • Will I need a new certificate for each new letting after 1st October 2008? .... No, the EPC is valid for 10 years.

  • What happens if I don't obtain an EPC? .... Trading Standards have the power to fine you £200.
