relating to legal and financial obligations will be provided
when we carry out an inspection of your property in order that
we can discuss with you all the implications of letting your
home, as well as associated legislation etc.
In accordance wih the Proceeds
of Crime Act, 2002 we will require proof of your identity before
we can act on your behalf.
Prosecution under the Consumer
Protection Act can take place if Agents/Landlords do not provide
safety instructions for all appliances. The Electrical Equipment
(Safety) Regulations 1994 states that if 'safe use' of an appliance
requires instructions they have to be provided. An Agent (not
the Landlord) has recently been find £3,000 for not providing
the electrical instructions for a fridge.
