A full package of information relating to legal and financial obligations will be provided when we carry out an inspection of your property in order that we can discuss with you all the implications of letting your home, as well as associated legislation etc.

In accordance wih the Proceeds of Crime Act, 2002 we will require proof of your identity before we can act on your behalf.

Prosecution under the Consumer Protection Act can take place if Agents/Landlords do not provide safety instructions for all appliances. The Electrical Equipment (Safety) Regulations 1994 states that if 'safe use' of an appliance requires instructions they have to be provided. An Agent (not the Landlord) has recently been find £3,000 for not providing the electrical instructions for a fridge.

Letting Service Only

1. Advise on rental value, period of letting, condition of property and contents.Advise on rental value, period of letting, condition of property and contents.
2. Explain all current legislation
3. Discuss fully the service required.
4. Prepare letting particulars
5. Arrange a To Let Board
6. Carry out a mail shot and arrange details for Agents Window and Property Guide
7. Arrange and conduct viewings where required
8. Find suitable Tenant and apply to an agency for references
9. Prepare an Inventory and photograph property to append to inventory
10. Where necessary arrange gas and electricity inspections used approved Contractors
11. Use Training for Professionals Tenancy Agreement & Notices
12. Check the Tenant in and agree inventory.
13. Take final meter reading
14. Advise relevant authorities of readings
15. Account to Landlord including a copy of the Tenancy Agreement and Inventory.

Our charge for this service is the equivalent of the first months rent. There is also an administration fee of £85.00

 

Full Management Service

Letting Service - (as above) plus
1. Quarterly internal and external inspections
2. Rent Collection
3. Monthly accounting
4. Payment of outgoings from rent
5. Arrange emergency repairs and general maintenance by our approved contracts up to an agreed financial limit
6. Maintain a tax reserve for overseas Landlord Clients
7. Credit the Landlords account
8. Agree any dilapidations (over and above fair wear and tear) when dealing with the return of the deposit
9. Arrange a full clean prior to Tenants occupation ( at the Landlords costs)and ensure that the Tenants clean to the same standard on vacation.(at the Tenants cost).

The charge for this service is £250 plus 15% of the monthly income.
