offer property through a variety of local Agents and extensively
through the Internet. Mail shots are sent on a monthly basis
to prospective Tenants via Solicitors, Accountants and Human
Resources Departments in many of the Top North West Companies.
We offer a
number of different services tailored to the Landlords requirements.
The first consideration
when letting your home is to seek professional help. Jones Associates
are happy to provide a free consultation which will provide you
with all the relevant information you require. It is essential
when letting your home that you are made fully aware of all the
legislation and information to simplify and reduce the potential
pitfalls.
Lease
After many years of experience we now use the Training for Professionals
Tenancy Agreement & Notices. TFP are a Professional Organisation
who use their own very substantial experience to ensure that
everything relevant and even what occasionally appears to be
irrelevant is covered by the Agreement.
Tenants
We will use our best endeavours as Managing Agents to ensure
that any void periods are minimised. It is essential that Tenants
references are thoroughly checked and for this we use a Referencing
Agency who can process references much more quickly than we as
Agents can. Potential tenants carrying out an inspection are
accompanied by a member of staff.
Inventories
Inventories are compiled at the commencement of each tenancy
and signed by the Tenant and ourselves, this will incorporate
wherever possible a schedule of photographs which will be appended
to the Inventory to confirm the condition of the property. The
inventory is then checked again on vacation of the property.
Should there be any damage or deterioration to your property
(unduly caused) other than by fair wear and tear, this will be
remedied by way of the deposit, which will now be held by Deposit
Protection Service. Any repairs or replacements required (not
due to tenants neglect) will be brought to your attention in
order that they can be dealt with before the next tenant takes
occupation. The inventory will also include the meter readings.
HOUSING
ACT 2004 - TENANCY DEPOSIT PROTECTION
Jones Associates are registered with the Deposit Protection Service
which is the custodial scheme approved by the Government. For
further information on the law and alternative schemes, please
contact us.
Inspections
We will carry out inspections of your property at regular intervals
to ensure that the property is being kept in good repair and
is clean and being well cared for. We will then report to you.
Stamp Duty
Following the Finance Act of 1999 some tenancies attract stamp
duty. This is now mandatory. Not many tenancies fall into this
category, we will of course advise you accordingly.
Legal Requirements
With the introduction of Gas Safety (installations and use) regulations
Electrical equipment (safety regulations) and Furniture and Furnishings
(fire safety regulations), legalities covering tenancies are
becoming more and more extensive and complicated. The implications
to both Agent and Landlord are extremely severe and the penalties
for non-compliance are excessive. Our Membership of the National
Association of Estate Agents and regular training and subscription
to relevant periodicals keep us aware of the changes in laws
and regulations affecting the private rented sector.
Evictions
We hope that our thorough policy on referencing and inspections
will negate the need for evictions however should the need arise
we will work very closely with the team at Letting for Professionals
to ensure that documentation is completed and served in the correct
manner. Should this need arise we will discuss the matter of
fees with you. Where necessary we will suggest you instruct a
Solicitor.
Collection
of Rent
This is usually collected on a monthly basis. Wherever possible
we prefer Tenants to pay rent by Standing Order. We will then
account to you within 7 days of the rent being received.
